General Information

Waterford Golf and River Estate is an exclusive development situated on a perfect north facing site on the widest section of the Vaal River, just 50 minutes from Johannesburg, and easily accessible via the N1 dual lane highway. It is one of the last remaining development sites on this stretch of the river, ensuring scarcity, an important ingredient in creating and maintaining value and growth.

Whilst boating and water skiing are the prime attractions of being on the river, a relaxed family orientated golf course environment for the 71 designer homes will add to the ambiance created by Waterford.

Rob O Friel Golf Course Designers are planning a classic par 3 golf course, made up of an 18-tee 9-hole shared green full length par 3 course landscaped within the complex. This course design will lend itself to the diverse lifestyle that the river environment can offer. Although built to international golf course standards, it is being designed as a family orientated casual golfing experience which can be played within two hours, and which will still be a challenge to the experienced golfer and novice alike, with the opportunity to score a “hole-in-one” at each hole.

A spectacular lock-up-and-go lifestyle on the banks of the beautiful Vaal River, where families can spend time together boating, skiing, sailing, fishing, golfing or just walking through the gardens and golf course.

Waterford Golf and River Estate offers a crime-free and relaxing environment where children can play in the large communal gardens, and where you can go for evening walks, chat to your neighbours, walk your dogs, or simply sit in the park whilst listening to the bird life and watching the sun go down over the willows along the banks of the river.

Following the worldwide trend towards secure “lifestyle” living, in which both golf and water are the two sought-after ingredients, an ideal site was identified on the Vaal River opposite the entrance to Loch Vaal, just above the barrage. This unique treed site, including nearly 500m of prime river frontage, is north-facing on the Free State side of the river, measuring 211ha. It is situated between two existing established developments, Luciana and Bishops Bay.

On Course

Most of the course has been designed around a manmade lake surrounded by fairways, bunkers and greens. This will afford homes with spectacular views across the course and down to the river.

The signature hole has been designed on the edge of the Vaal River, surrounded by an amphitheater created by the exclusive waterfront homes.

There will be practice facilities including a putting green and practice bunkers on the rivers edge surrounded by beautifully landscaped garden areas.

Course Rating

The unique par 3 design of the course will be built to championship specifications, but it is not anticipated that it will be rated due to its par 3 status.

Course Policy

The course will be a predominantly private golf course for homeowners, but it is envisaged that visitors will be able to play by arrangement.

Dress Code

No formal dress code will be required. This falls in line with the informal family orientated golfing experience around which the course has been designed.

Waterford has been unashamedly designed to make it the most exclusive development on the Vaal River. The design of the township ensures that every site looks onto the golf course with north-facing views of the river. Waterford Estate has retained the services of one of South Africa’s top architects, Cape-based Arthur Quinton and Associates, responsible for the designs of some of the most spectacular houses in Clifton, Bantry Bay and Fresnaye.

Uniquely themed three, four and five bedroom homes have been designed, incorporating views from private covered terraces down the fairways to the river.
The site has a gentle north-facing slope down to the river, with the front sites only 60m from the waters edge.

Boating and skiing

The Waterford Estate site is situated on the widest part of the river with limited traffic. There are approximately 59km of navigable water upstream, and the level of the water is always constant.


Imagine taking the family out for a meal, to the casino, to the natural wetlands or to one of three 18-hole golf courses on the river - by boat. This is part of the unique river lifestyle offered by Waterford.


Boathouses will be available together with launching and boat cleaning facilities.

Houses will range from R3 – R4 million.

The site is being developed in phases, with phase one situated on approximately 23ha. This will include 28 luxury waterfront homes in two different designs of 300 - 370m² built on stands of 1000 - 1500m²; and 43 freestanding house sites measuring 974m² -1373m².

Levies are estimated to be R2200, including rates and taxes.

External Facilities

Waterford Estate is situated close to Sasolburg, Vanderbijlpark and Vereeniging with all the necessary school, shopping and religious facilities nearby.


Situated along the Free State side of the Vaal River close to the barrage, and downstream from millionaires bend.
